How Often Should You Service Your HVAC System?

The short answer is twice a year: once in spring before cooling season, once in fall before heating season. That is not a sales pitch — it reflects the fact that heating and cooling components fail in different ways and need to be checked at different times.

The spring visit focuses on cooling. We clean the condenser coil, check refrigerant charge against manufacturer specification, test the capacitor and contactor, clear the condensate drain, and verify the temperature split across the evaporator. Capacitors in particular are worth the attention: they are inexpensive components that degrade gradually and then fail completely, almost always during the first serious heat wave.

The fall visit focuses on heating and, importantly, on safety. We inspect the heat exchanger for cracks, test combustion and draft, verify gas pressure, check the ignition system, and test every safety control. Carbon monoxide testing is part of every heating visit we perform. This is not a check to skip — a cracked heat exchanger is a genuine danger, and it is not something a homeowner can detect without instruments.

Between professional visits, the single most valuable thing you can do is change the air filter. Check it monthly and replace it when it looks dirty — typically every one to three months depending on the filter type, whether you have pets, and how much the system runs. A clogged filter restricts airflow, which makes the system work harder, drives up energy use, and in cooling season can freeze the evaporator coil solid.

Keep the outdoor unit clear as well. Two feet of clearance on all sides, no leaves packed against the coil, no shrubs grown in around it. On Staten Island and along the Bayonne and Perth Amboy waterfronts, salt air corrodes outdoor coils faster than inland, making periodic rinsing genuinely worthwhile.

Equipment under manufacturer warranty deserves particular attention here. Most warranties require documented annual professional maintenance. Skipping it can void coverage precisely when you need it — a failed compressor is an expensive thing to discover is no longer covered.

Our maintenance plans cover both seasonal visits and include priority scheduling, which matters more than it sounds like it does. When the first genuine cold snap arrives, the calendar fills within hours. Call (347) 636-3982 to set yours up.
