Are Ductless Mini-Splits Right for Your Home?

A large share of the housing across Staten Island and Brooklyn was built before central air conditioning existed. Brownstones, row houses, and pre-war walk-ups have no duct chases anywhere in the structure, and adding them means opening finished walls and ceilings throughout the home. Ductless mini-splits exist precisely for this situation.

A mini-split pairs an outdoor condenser with one or more indoor heads, connected by a refrigerant line set that needs only a three-inch hole through the wall. There is no ductwork at all. Each indoor head is controlled independently, so the bedroom can run at a different temperature from the living room, and unoccupied rooms cost nothing to condition.

The strongest applications are clear. Finished attics and converted basements that the existing system was never sized to reach. Additions where extending duct was impractical. Older homes with hydronic heat and no cooling whatsoever. Rooms where one occupant runs cold and another runs warm. Rental units that need independent control and separate metering.

Efficiency is a genuine advantage, not just marketing. Ducted systems lose a meaningful share of conditioned air to leakage before it reaches a room. Mini-splits eliminate that loss entirely. Their inverter-driven compressors also modulate rather than cycling on and off at full power, which holds temperature steadier and uses less energy. Modern cold-climate models produce useful heat well below freezing, making them a real heating option through a New York winter and not only a cooling solution.

There are honest limitations. The indoor heads are visible on the wall, and while modern units are far more discreet than older models, they are not invisible the way a ceiling register is. Upfront cost for a multi-zone system can exceed a comparable central system. And they require the same seasonal maintenance as any other equipment — the filters in each head need regular cleaning.

Sizing deserves particular care with mini-splits. An oversized head short-cycles, which leaves humidity in the room and wears the equipment prematurely. This is not a place for rules of thumb; each zone should be sized to its actual load.
